The action
Agent Lisa Marie Doorey said she took a calculated risk in putting this roughly 3,000-square-foot suite up for sale in mid-summer. She said high-end buyers were starved of options for large condos in the area bordering York University’s Glendon campus. With interested buyers already booking return visits, the sellers accepted an offer $25,000 under their asking price.
“We considered bringing it out in the fall, but it made sense to put it out there,” said Ms. Doorey. “[It] was the right decision, because we had a lot of showings quickly.”
“We were confident there were people looking for this type of property because we have buyers we’ve been trying to find a large condo for over a year, and this was one of the buildings we’re looking in.”
What they got
In one of two mid-rise buildings abutting a ravine, this two-bedroom, four-bathroom suite has private elevator access, a service entrance, a butler’s pantry and a family room off the kitchen.
The library has a fireplace and an exit to a covered terrace facing southwest.
A storage locker and two parking spots complete the package.
Monthly fees of $4,265 cover water, 24-hour concierge, valet and use of a pool.
The agent’s take
“With land values, everybody’s having to build 50- to 80-storey buildings, so these boutique buildings are quite rare,” said Ms. Doorey.
“Being on the third floor, you can see through the windows in the bedrooms and living room that you’re in the treetops.”
This unit’s design also suited buyers downsizing. “It has direct elevator access, and is very representative of a detached home,” said Ms. Doorey.
“It also has a very rare, separate dining room that can seat 12 people easily.”
