THE ACTION

A former building resident turned up with a full price offer of $2.3-million and an October close for this two- bedroom unit.

In a luxury building wedged between Pricefield Road Playground and Yonge Street shops and bistros, there are only four east-facing suites with gated terraces that exit to the park. It was a coincidence that two of them, including this two-bedroom unit, were listed days apart in September.

“Residents in this building are generally waiting and looking out for these types of units on the ground floor because there are only four of them that face the park with walkouts,” said agent Lori Barnes.

“They rarely come to market, it’s usually a 15- to 20-year cycle. And it just happened that the two came up together.”

The neighbour’s larger, two-bedroom plus den unit sold for $2.855-million. This one received two bids shortly after that. A former building resident turned up with a full price offer of $2.3- million and an October close.

“Our units were somewhat different, and it allowed for more people to come in and make a decision on one or the other,” said Ms. Barnes.

“The other one also sold quickly, but this particular unit was absolutely stunning.”

What They Got

The unit has a gated terrace that exits to the park.

This 1,400-square-foot unit has a 14-foot ceiling, two newly renovated bathrooms with heated, tile floors and new wood flooring in the bedrooms and principal room. The latter also has a fireplace.

The kitchen was just remodelled with full-height cabinetry, integrated appliances and sliding entry doors.

The unit comes with a storage locker and parking. Monthly fees of $1,357 cover the cost of water, 24-hour concierge, valet parking, and use of fitness and recreational facilities.

The Agent’s Take

“The finishes were very high-end and classic,” said Ms. Barnes.
“There were some Asian doors from the 18th century – they’re really extraordinary – and the seller had them installed in the kitchen.”
