The long-time owners of this four-bedroom house had planned a long lead time to spruce up the property before going to market but shortened their timeline by two months after finding a new home. The listing couldn’t have come sooner for a willing crowd of buyers looking for homes near Trace Manes Park.

“There really wasn’t much inventory,” said agent Lisa-Marie Doorey.

“To be able to come to market during that time with a good house, in a good neighbourhood close to schools and amenities, it seemed like it was worth the effort to push a little harder to get to market before Easter.”

As other buyers dawdled, calculating the cost of updating the 87-year-old house on a 30- by 135-foot lot, one acted quickly, making an offer that added $35,000 to the asking price.

“It seemed like we would potentially have three offers, but in the end, we just had the one,” Ms. Doorey said.

“You can find homes in Leaside from $2-million to $4-million-plus, but with different levels of finishes and lots.

“This particular house was on a pool-sized lot, walking distance to a park, and a perfect home to renovate.”

“One of the allures of this house was the original woodwork,” Ms. Doorey said.

“It has one of the prettiest front doors I’ve seen. On the inside, it’s shaped like an ace, very elegantly carved.”
