On the stats front, the Three Year Comparison chart below shows June sales continued to outpace 2022 levels. TRREB reported 7481 home sales, up 16.5% year-over-year but down 17% from the 9,012 sales reported in May.
Year-over-year, detached home sales activity increased 9.2% in June with the average price up 2.6%. Comparatively, condo sales increased 24.1% with a slight average price decline of .0.2% .
With the Bank of Canada's lending rate now at 5%, the highest since 2008, the market is still moving albeit at a slower stream than we've seen in June.
